How much is the Disney Vacation Club Annually?

We're looking into being Disney Vacation Club members and were wondering, how much is it annually? We know that there is the initial cost (for us 16,640, 160 points) but would we have to pay that every year? How much is the Disney Vacation Club Annually?
No. that is the total purchase price for the points.

You get the 160 points each year -- the $16640 is the price in full, to receive 160 points every year for the length of the contract.

the only thing you pay yearly are your annual maintenance fees -- which you pay so much per point -- the exact amount depending on the resort you own at. So if you have a 160 point contract, and the maintenance fees are $4.20 per point, you pay $672 each year.

So, say you have $16640 in the bank -- you write out the check to Disney Vacation Club, then the only thing you owe each year are the maintenance fees. They increase a little each year, but not much.

Financing, well, that is another story -- if you don't have the money to pay in full, you can finance through Disney (or your bank) and make payments -- I believe if you finance through Disney, the interest rate is something like 10% interest rate, and the lowest payments are somewhere in the $190/month range for 10 years.

You can also buy resale -- do a google search for Disney Vacation Club Resale, and you'll find the companies that do resale -- that's when someone who currently owns a DVC contract decides they no longer want it (for whatever reason -- like divorce, money issues, etc) and sell -- they go through a resale agent, and sell at a lower price than Disney sells for. Granted, the savings isn't huge, because if it goes too low, Disney will buy the contract back via their exercising their right of first refusal, so they keep the prices from plummeting and the 'value' depreciating too much.

A benefit of resale (in addition to the lower buy-in price) is that you don't have to get 160 points -- resale contracts are sold in smaller increments, as low as 25, and you can buy at any of the DVC properties, as opposed to just the ones Disney has open still.
